Location
Casigno, a peaceful village in the heart of the Bolognese Apennines, enjoys stupendous views over the surrounding rolling fields and mountains. The area is renowned for Parma hams and Parmesan cheese.Vergato is a 20 minute drive and has a wide variety of shops, a weekly market, supermarkets, a mainline railway station and coach station and a splendid new hospital.

Bologna International airport is approx. 60 minute drive away. The train journey into Bologna itself takes about 50 minutes, and from there, Rome is a 2 hour train journey, Florence 35 minutes, Venice an hour, and Milan an hour and a half. The A1 Motorway (Autostrada del Sole) is a 40 minute drive away at Sasso Marconi.

There is a small town, Rocca di Roffeno, 10 minutes away, where there is a post office, hairdresser, general store and bar.

Castel D'Aiano is 20 minutes away, and there the local town hall, doctor's surgery, dentist and various small shops are to be found.

This historic and beautiful area of Italy is not well known to tourists, but many Bolognese have their summer homes here. The range of wildlife and wildflowers is breathtaking (You can still hear nightingales in June) and although the summers here are hot, few people resort to air-conditioning, as the mountain breezes and thick-walled houses make a perfect environment.

La Vecchia Scuola
This historic stone Casa Padronale itself was built in 1856 and served as the village school for many years. It was restored in the 1970's and again in 2006, when the roof was rebuilt, new copper gutters and downpipes installed, the ground floors were reinforced and re-laid and tiled, a full rewire was done and general updating was carried out. Most rooms have high oak beamed ceilings, and there are several exposed stone walls. The first floor bedrooms and landing all have the original, wide, dark chestnut floorboards. All windows are double glazed, mostly with pull-down insect screens, and there is gas (GPL) fired central heating. All ground and first floor main rooms have radiators. The house is in excellent order, both structurally and decoratively.

Outside there is a beautiful, sheltered south-facing garden with flowers, lawn, fruit, olive and fig trees, gazebo, and summer house with views over the mountains. There is also a vegetable garden and orchard (mostly English apple trees)

The basement consists of two cellars, the outer one (13'5" x 23'3")serves as a firewood and general storage area, and has double doors, so it may be used as a garage. The inner one (16'9" x 23'9") houses the gas fired condensing boiler (2006) and water softening unit as well as a laundry area, and also has a lavatory, sink and shower unit. There are steps leading up to the hall on the ground floor. Both cellars have several power points.

The main entrance is via splendid original double oak doors with fanlight, which lead to the tiled porch (5'6" x 7'4"), with the electrical meters. The hall (15'10" x 5'6")has telephone and power points and stone and iron stairway to the upper floor, plus a spacious storage cupboard under the second half of the stairs. Doors on either side of the hallway lead to the Kitchen/dining room and Main living room.

The Kitchen/dining room (11'10"x 24'1") has fitted units and a stainless steel sink at one end, with electric fan oven, 5-burner gas hob, extractor hood, dishwasher and inbuilt fridge: the main body of the room has a stone-built canopied hearth and cast-iron wood burning stove, two original cupboards built into the thickness of the wall, and a deep storage cupboard under the stairs. There are 7 double power points (dual UK and Italian configuration) and a television aerial point.

The Main Sitting room (24'4"x 13'3") has one window overlooking the garden, and another overlooking the valley and mountains. There is a fireplace with wood burning stove, a TV aerial point and 6 (UK/Italian) double power points.

Upstairs there is a long landing (5'9" x 17'11") with full-length windows at one end, original wide chestnut floorboards and a wooden staircase to the attics.

Bedroom 1 (11'7" x 13'1") has a row of built-in wardrobes, telephone point, 3 double power points and leads to:- En-suite bathroom (6'9" x 9'10") with stupendous views up the valley, bath, shower, washbasin unit, built-in shelves , lavatory and bidet, plus heated towel rail.

Bedroom 2 (13'9" x 11'10") has a very pretty outlook, a historic secret cupboard (used for hiding partisans during the war) over the door, and 3 double power points.

Bedroom 3 (13'3" x 12'9") overlooks the garden and has 3 double power points.

Family shower room (4'6" x 8'9") has shower, lavatory, bidet and washbasin unit, plus a heated towel rail.

On the top floor are two very large attics, the first (13'11" x 24'9") with two double-glazed "finestrini" (openings which originally served to provide the airflow for drying Parma hams, hung from the beams.) The second, (18' x 24'10") has a Velux-type skylight giving access to the roof, a side exit door over the neighbouring roof giving access to the aerial dish, the trap door leading from the landing below and 3 finestrini overlooking the garden and hillside. The 2006 renovation left intact the original immense main oak beams, but replaced smaller damaged ones, with a waterproof membrane and insulation put above wooden boarding. There are power points and lighting.
