The Farmhouse

This lovely home offers approximately 300 sq.m. of accommodation arranged over 2 floors:

Ground Floor:
At the moment, the ground floor needs restoration and it offers many rooms used as storage. However, this floor could be your white canva, onto which you could paint your ideal accommodation. Those rooms incite you to unleash your imagination and to wonder what they could become.

Let us give you some ideas: you may create two different accommodations. While you could live on the first floor, which is accessible through an external staircase, you might also rent the ground floor to tourists, granting yourself an extra income. You could decide to relish the property by yourself and rent it when you are away from home, or to share it with other people over a certain period.

On the other hand, you could completely transform the house, creating a daytime area on the ground floor, which could be connected through an internal staircase to a sleeping area on the first floor. In fact, the actual living room is situated upstairs and it could be converted into an additional bedroom. Therefore, you might use the rooms downstairs as a kitchen and as an ample living room, which provide the space for a wide window, gazing towards the surrounding land. First Floor:

While entering, the first room you find is the living room. On the left, you find a habitable roomy kitchen, furnished with some wooden cabinets. It also has space for a table, so that you could use it also as a dining room. Last but not least, it has also a cozy fireplace to create a warm atmosphere while dining.

On the other side of the living room, you find two light and airy bedrooms and a bathroom, which is provided with standard fixtures and a wooden washbasin.

The Annex

This lovely property in Tuscany enjoys also a 72 sq.m. outbuilding that may be converted into additional living space, or into a changing room for the potential swimming pool, as well as into a private SPA. The outbuilding provides also a pizza oven where you can bake pizza and other delicacies, employing genuine Italian ingredients.

The Land

The land surrounding the farmhouse is about 1 ha. As mentioned above, you may build a swimming pool and a sitting area around it in order to sunbathe on sunchairs, or to socialize with your guests, while enjoying a cocktail at the poolside in a private and quiet atmosphere. A swim in the pool would be even healthier and refreshing thanks to the luxuriant vegetation of the location.

The Location

The territory encircling the picturesque medieval village of Montepulciano is situated between Val d’Orcia and Valdichiana. These two valleys are famous for their vineyards, which produce some of the finest Italian red wines such as “Vino Nobile di Montepulciano DOCG” and “Rosso di Montepulciano DOC”. The village of Montepulciano has also a thermal center, famous for the healing properties of its water and mud.

From the house, you can also easily reach some of the most beautiful medieval villages in Tuscany such as Montepulciano, Pienza (UNESCO World Heritage Site), Montalcino, Cortona, Castiglion d’Orcia, and the magnificent Siena in less than one hour.
