The Main House
The main building is typically stone-built and it measures about 160 sq.m. over 3 floors:
The living room has a feature fireplace, a window to the side with lovely views, exposed stone wall, tiled flooring and direct access to the lovely kitchen (built-in) with dining room. On the opposite side, there’s another room which may be used as an additional dining room for formal dinners or as another lovely sitting room with direct exit out to the garden. The farmhouse represents the typical Marche rural architecture: built in stone, on several floors (on the ground floor there were the stables, on the first floor the farmer’s house), with an external staircase and several outbuildings. The renovation, which took place in 1997, was conservative, but focusing on safety and comfort: as a matter of facts, the house is renovated according to anti-seismic criteria, has ventilated foundations that avoid rising damp and is well insulated.
As is typical in the countryside, the heating is powered by 2 LPG tanks for the main house and the largest annex. The water is connected to the mains, but there is also a well which is used for irrigation of the garden.
The property enjoys 3 annexes:
• The biggest one measures almost 100 sq.m. over two floors: the basement is a super useful garage; the first floor is currently registered as storage but may be converted and used as a flat for guests.
• The second annex measures about 20 sq.m. and it’s arranged as a summer kitchen with BBQ and external pizza oven. This is a very useful space, because it lets you organize and enjoy al-fresco dinners completely separate from the main house.
• The third annex is the smallest one and it contains the well.
Access to the property is via a quiet paved road. The electric gate opens onto a large parking area. Additional parking space is available on the opposite side of the property.
The garden is flat and this will let you enjoy fully the outdoor space and build a swimming pool. The garden is also organized with paved areas, that you can use as solariums or you can add a gazebo to get some shade.
The property also goes with 1.3 hectares of agricultural land with 180 olive trees, in addition to a small orchard.
From the garden and land, you can enjoy lovely panoramic views over the marchigiano rolling hills of the province of Ancona.

Castelplanio is only 3 kms away: here you can find supermarkets, post office, banks, schools and all you need for your Italian daily life. In Castelplanio there’s also the entrance to the SS76 highway that connects to Fabriano – and then to Umbria – to the east, while to the west it goes straight to the coast, passing through the airport of Ancona-Falconara, which is just half an hour away.
